landlords electrical testing

As a landlord you will have landlord buildings insurance which requires you, (as does the Landlord and Tenant Act 1995) to ensure that the electrical installation and the electrical equipment is safe. The only way to achieve this is to have an Electrical Periodic Inspection and Test Report (EICR) carried out at regular intervals. The Electrical Periodic Inspection and Test Report will identify damage to fittings, test the electrical connections and the wiring integrity as cables can decay over time posing a potential fire risk.

Once the Electrical Periodic Inspection and Test Report has been carried out by one of our Wirral based electricians the report can be either e-mailed or posted to you and will provide you with an extensive overview of the electrical installation. This report will state if the electrical installation is satisfactory or not with any further remedial action required if necessary. 

The interval between Electrical Periodic Inspection and Test Reports vary and will depend upon multiple factors including the use of the installation, the age of the electrical installation and also the frequency of the change in occupancy.

Portable Appliance Testing (P.A.T.)

In addition to the Electrical Periodic Inspection and Test Reports landlords are required to have all electrical appliances they have provided tested. This means all electrical items with a removable plug such as a fridge, freezer, washing machine etc must be regularly tested to ensure the safety of appliances and the connections.

What do the PAT tests involve?

The testing consists of two separate activities; a visual inspection to check for damage and poor electrical standards and a series of instrument tests to check for less obvious electrical faults.

Once an item has been checked a sticker will be placed on the item stating the date the check was undertaken, by whom and when the next check is due. You will then be provided with an electronic list of the items that have been checked advising which items have passed the safety check and which have failed and why.  All Portable Appliance Testing certificates are computer generated and can be sent electronically to you, your insurance company, mortgage provider or letting agent etc.
